Pressure washing is quoted by surface and square footage, not by the hour. A standard two-car driveway, a patio, a deck, and a full siding wash are four different numbers. Jack looks at the surface type, the square footage, how much organic growth is on it, and access — then gives you a firm written figure. There's no charge for the estimate.

Not if the pressure is matched to the surface. Concrete driveways and walkways take high pressure. Siding, painted surfaces, and wood decking take much lower pressure with the cleaning done chemically rather than by force — that's the difference between a clean surface and one with the grain torn open or the paint stripped. Using driveway pressure on cedar siding is the single most common way DIY pressure washing goes wrong in this region.

Late spring through early fall. Moss and algae do their growing during our wet season, roughly October through April, so washing in May or June removes a full season of growth and leaves the surface clean through the dry months. Washing in the middle of winter is possible but the growth simply returns faster, so you get less value per dollar.

Most Renton properties want driveways and walkways done annually, and siding every two to three years.
