Offices, medical and dental practices, warehouses, retail and multi-site portfolios — cleaned by a crew that does not rotate, for an owner who answers his own phone. Jack Kapala has run Ultimate Cleaning Service out of Renton since 2004.
I’ll walk your building with you, then send a written quote within 48 hours. No obligation and nothing to sign. Or call (425) 445-0077.
1. I reply within 2 hours during business hours (Mon–Sat, 8–6) to set up a time that works around your operations.
2. We walk the building together. I look at scope, traffic, restrooms, floor types and any specialty requirements — and you get my direct cell, not a call centre.
3. Written quote within 48 hours, priced by scope and frequency. A Certificate of Insurance naming your business as additional insured is available on request.
Licensed, bonded and insured · nightly and after-hours schedules · the same crew every visit · hospital-grade disinfectants for medical and dental · owner-operated since 2004.
Managing more than one building? Tell me how many sites and I’ll walk them together and quote them as a portfolio.
Almost nobody goes looking for a new cleaning vendor. They get pushed into it. Nights get missed. The crew changes every month, so the same three things never get done. A fee nobody mentioned shows up on the invoice. And when you call about it, you reach an 800 number staffed by someone who has never stood in your building.
Ultimate Cleaning Service is built the other way round. Jack Kapala owns the company, walks every new building himself, and is the person you call when something needs to change — not a coordinator, not a regional manager. Crews are assigned to a building and trained for that building's requirements, whether that is a dental operatory, a warehouse floor or a fourteen-suite office park. They do not rotate.
Twenty-plus years in South King County means we have already solved the problems your building is likely to hand us: alarm codes and after-hours access, shared restrooms in multi-tenant buildings, floor finishes that the last vendor stripped wrong, and the difference between a surface that needs to look clean and a surface that needs to be disinfected.
Jack walks every building personally and is on-site for night one of service
Trained for your building specifically — no rotating staff that miss the same tasks
Certificates of Insurance naming your business or property entity as additional insured
You have Jack's number — not a call center two time zones away
Walkthrough plus a written quote in 48 hours — no lump sums, no surprises later
Hospital-grade for medical, food-safe for break rooms, industrial-grade for warehouse floors
Commercial cleaning is not one service. A dental practice, a 40,000 sq ft distribution warehouse and a six-suite office park need different products, different schedules and different people. Here is how we handle each.
The core of the business. Desks, common areas, conference rooms, kitchens and break rooms, restrooms restocked and disinfected, hard floors and carpets on a rotation, glass and entry doors, trash and recycling pulled to the dock. Most office accounts run after 6pm on a nightly, three-night or weekly schedule. Multi-tenant buildings get a shared-space plan in writing so there is no argument later about whose vendor cleans the lobby.
Clinical space is cleaned to a different standard and we treat it that way. EPA-registered hospital-grade disinfectants on clinical surfaces, observed dwell times rather than a quick wipe, and color-coded microfiber so a cloth never travels from a restroom to an operatory. Waiting rooms, exam rooms, operatories, lab areas and staff rooms each get their own task list. We do not handle regulated medical waste — that stays with your licensed hauler.
The Renton and Kent valleys are full of distribution, light manufacturing and flex space, and most of it is cleaned badly. We handle office areas inside the warehouse, break rooms, restrooms at volume, dock-area sweeping, and industrial floor scrubbing on a schedule that fits your shift pattern. Crews work around active forklift and shipping operations and coordinate directly with your facility lead.
If you manage more than one building, we walk them together and quote them as a portfolio — one point of contact, one invoice format, one set of COIs. Common areas, lobbies, elevators, stairwells, shared restrooms and turnover cleans between tenants. Property managers get Jack's cell number for the same reason building owners do: when something goes wrong at 7am, a voicemail box is not an answer.
Retail spaces get before-open or after-close schedules, glass and entry attention, and floor care matched to the finish. Post-construction cleanup runs in the usual three passes — rough, final and touch-up before handover — covering dust from every horizontal surface, sticker and adhesive removal, fixture and window cleaning, and a punch-list walk with the GC.
Medical. We hold recurring clinical accounts including a DaVita dialysis facility — a setting where disinfectant selection, dwell time and cross-contamination control are not optional and get audited. If your practice has an infection-control protocol, bring it to the walkthrough and we will build the task list around it.
Warehouse and industrial. Recurring accounts across the Renton and Kent valleys, cleaned on 2nd-shift and overnight schedules around live shipping operations.
From apartments to arenas. Our range runs from a studio apartment turnover to the cleanup after a 23,000-person event. Scale is a staffing and logistics problem, and after twenty years it is one we have solved more than once — which is why a multi-site portfolio or a one-off event does not require a different vendor.
Offices and property management. Multi-tenant office parks and managed portfolios across Renton, Kent, Tukwila, Auburn and Federal Way, several of them accounts we picked up from national vendors that had stopped showing up.
No sales rep, no proposal deck, no discovery call to book a discovery call. Four steps, usually inside two weeks.
Jack replies within two hours during business hours (Mon–Sat, 8–6). The walkthrough gets scheduled within 48 hours, at a time that works around your operations rather than ours.
We walk the building together. Jack looks at square footage and layout, traffic patterns, restroom count, floor types and finishes, specialty requirements, access and alarm handling, and anything the last vendor was getting wrong. You get his direct cell number at the end of it.
Priced by scope and frequency, itemized so you can see what each line buys and adjust before you sign. A Certificate of Insurance naming your business or property entity as additional insured comes at no charge. Agreements are month-to-month with 30 days notice.
Jack supervises the first clean personally and walks the result with you afterwards. If you are switching vendors, we can run the first clean the night your old contract ends so there is no gap. The free office manager toolkit below has a transition checklist covering what to ask your outgoing vendor before you cancel.
Renton is our home base and most commercial accounts sit within a 30-minute drive of it. Each city page below covers the buildings, business parks and specialty requirements specific to that market.

We also quote commercial work in Bellevue, Seattle, Puyallup, South Hill and Tacoma. If your building is in the greater Puget Sound area, call and ask — the answer is usually yes.
Nobody can price a commercial building over the phone, and a vendor who tries is guessing — which is exactly how surprise fees get born. A real quote comes from standing in the space. Six things drive the number:
You get all of that back as a written, line-item quote within 48 hours of the walkthrough — not a lump sum. If a line is more than you want to spend, we adjust the scope rather than quietly reducing the service later.
We put together the documents we kept being asked for: a nightly and weekly janitorial checklist you can hand a vendor, an RFP template for putting cleaning out to bid, a plain-English contract checklist covering the clauses that cause trouble, and a vendor transition checklist for switching without a gap in service.
They are free, there is no form in front of them, and they work whether or not you ever hire us.
We clean commercial buildings across South King County and into Pierce County — Renton, Kent, Tukwila, Auburn, Federal Way, Puyallup, South Hill and Tacoma — plus Bellevue, Seattle and the Eastside. Renton is our home base and most accounts sit within a 30-minute drive of it.
Walkthroughs are scheduled within 48 hours of your call and a written quote follows within 48 hours of the walkthrough. Most accounts go from first call to first clean in under two weeks. Jack supervises the first night personally.
Yes, at no charge. We issue COIs naming your business or property management entity as additional insured, and the documentation is sent before the first clean.
Yes. Once your account is set up, the same crew cleans your building on every scheduled visit. Consistency is how we prevent the missed-task problem that comes with rotating staff.
Quotes are built from square footage, layout complexity, frequency, restroom count, floor types and any specialty requirements. After a 30–45 minute on-site walkthrough you get a written, line-item quote — no lump sums and no fees that appear after signing.
Yes. Most office accounts run after 6pm and most warehouse accounts run on 2nd shift or overnight. We coordinate access, alarm codes and key handling with your facility lead during the walkthrough.
No. Our commercial agreements are month-to-month with 30 days notice. We would rather keep an account by doing the work well than by holding someone to a term they regret.
Yes — window cleaning, carpet cleaning and pressure washing can be built into a recurring commercial agreement or quoted as standalone work. Bundling them into one vendor usually costs less than three separate contracts.
Call Jack directly to schedule a walkthrough. Most commercial accounts go from first call to first clean in under two weeks — and the walkthrough costs you nothing but 45 minutes.
