South Hill is not a city — it is a large unincorporated community in Pierce County that has grown faster than almost anywhere else in the South Sound, and it shows in the housing. Most of what stands here went up after 1990: master-planned subdivisions, four- and five-bedroom two-stories, townhome clusters, and a steady supply of new construction still filling in the gaps toward Graham and Frederickson. Big homes on a recurring schedule is the shape of most of our work here.
The planned communities on the north side of South Hill are the core of our route here — consistent lot sizes, similar floor plans, and the specific cleaning problem that comes with a large two-story: a lot of square footage, a lot of stairs, and a primary suite the size of a small apartment. We staff these jobs to finish in one visit rather than stretching them, and stairs, landings, and railings are part of the standard scope. Bi-weekly is the most common schedule.
East along Shaw Road and the 176th corridor sit some of the biggest homes in the area — four and five bedrooms, three-car garages, bonus rooms over the garage, and the kind of square footage that a two-person crew cannot do properly in three hours. These are quoted individually rather than off a range, and the quote comes from a real walkthrough of what is actually there rather than a bedroom count over the phone.
The older residential streets closer to Meridian and 128th represent South Hill before the boom — ramblers and split-levels on larger lots, many with original kitchens and bathrooms. Homes here often have build-up in the places a rushed clean skips: window tracks, grout lines, the tops of cabinets, behind and beneath appliances. A one-time deep clean as a reset, then a recurring schedule to hold it, is the pattern most of these clients settle into.
South Hill has a growing stock of townhomes and rental houses, and with it a steady demand for move-in and move-out cleaning. Deposits get withheld over ovens, refrigerator interiors, window tracks, and baseboards more than anything else, and those are the four things we spend the most time on.
