What the Inspection Actually Looks At
Deposit deductions are rarely about the things tenants worry over. They are about a short, predictable list.
Nobody deducts a deposit because the living room was not vacuumed twice. Deductions come off a list that barely changes between property managers: the inside of the oven, the refrigerator including the seals and the drip tray, the inside of the kitchen cabinets and drawers, the bathroom grout and shower glass, the toilet base and hinges, the window tracks, the baseboards, the closet shelves, and the floor edges where a vacuum never quite reaches.
The second thing worth knowing is how deductions are priced. A landlord who has to bring in a cleaner after you does not pay the rate you would have paid; the bill is arranged at short notice, on the landlord’s terms, and it is charged to the deposit with an administrative markup on top. That is the arithmetic that makes booking the clean yourself the cheaper option in almost every case.
Under Washington law a landlord may deduct for damage beyond normal wear and tear, and for cleaning required to bring a unit back to its move-in condition. Nobody can promise what an individual landlord decides on the day — but cleaning is the part of that list you control completely, and it is the part most commonly used.

Tubs, showers, glass doors and tile scrubbed free of soap scum and hard-water buildup; grout brightened; toilets cleaned inside and out including the base and the seat hinges; vanities, mirrors, sinks and fixtures polished; cabinets and drawers cleaned inside; exhaust fan covers dusted.
Throughout the Home
Baseboards, door frames, doors and switch plates wiped down; light fixtures and ceiling fans dusted; interior window sills and tracks cleaned; closet shelves, rods and floors; cobwebs removed; all hard floors swept, vacuumed and mopped to the edges; carpets vacuumed, with steam cleaning available as an add-on.

Booking It Around Your Lease End
Book the clean after the movers, before the walkthrough. The ideal slot is the day the unit is empty and a day or two before you hand the keys back — enough margin that if the property manager flags something, there is still time to deal with it.
Call early if your lease ends at month-end. The last three days of the month are the busiest window in this trade, because that is when most leases end. Dates in that window go first; everything else is usually available same week.
If carpets need steam cleaning, say so up front. It is scheduled after the hard surfaces and needs drying time before an inspection, so it changes the order of the day rather than just the price.

Unit Turnovers and Listing Prep
Turnovers are scheduling problems before they are cleaning problems: the unit is empty for a fixed number of days, the listing photos are booked, and a vacancy costs more per day than the clean does in total. Jack quotes turnovers flat, takes the date in advance, and works on site with the same crew — so a unit does not get handed to whoever happened to be free that week.
Invoicing goes to the company rather than the outgoing tenant when that is how you operate, and repeat turnover work gets first call on end-of-month dates. If you also need the common areas, hallways or an office suite covered, that sits under commercial and janitorial cleaning.
Pre-listing cleans for realtors work the same way. Listing photos show grout lines, cloudy shower glass and dusty fixtures with unforgiving clarity, and a clean before the photographer is cheap next to a price reduction later.
