Move-In Cleaning Before the First Box Comes In

Your new place is empty exactly once, and that is the only day every cabinet interior, closet shelf and appliance is actually reachable. A move-in clean sanitizes the whole home before the movers arrive — so you are not unpacking on top of someone else’s kitchen.

Why It Matters

Somebody Else Lived Here Last Week

The turnover clean between tenants is built to make a unit show well. It is not built to make it yours.

Most people walk into a new rental or a just-closed house, see clean counters and swept floors, and assume the work has been done. Then the boxes come in. A week later they find the hair in the caulk line of the tub, the sticky ring inside the cutlery drawer, the refrigerator seals, the crumbs behind the crisper, the inside of the oven, and the grey film on the closet shelf where the last tenant’s shoes sat. None of it is visible on a walkthrough. All of it is the first thing you touch every day.

A move-in clean solves this while the solving is still easy. There is no furniture to work around, no belongings in the cabinets, nothing on the closet shelves, and no carpet under a bed frame. For one day, every surface in the home is reachable at the same time — and that never happens again until the day you move out.

It matters most for the people who cannot argue their case: a crawling baby whose hands are on the floor, a family member with allergies who is about to inherit a previous tenant’s pet dander, anyone moving in after a household with a smoker. Jack has cleaned turnovers in South King County for twenty years and will tell you honestly what he finds, including when a unit genuinely was left in good shape.

Room by Room

What a Move-In Clean Covers

Empty-home scope: inside everything, not just the surfaces that show.

Kitchen

Inside the oven, degreased by hand. Inside and behind the refrigerator where it can be reached, including the shelves, drawers and door seals. Inside every cabinet and drawer — tops, backs and runners, not just a wipe of the fronts. Range hood and filter, backsplash, countertops, sink and faucet descaled, dishwasher edges and seal, and the floor under the appliances where there is clearance. This is where the previous occupants leave the most behind, and it is where the crew spends the most time.

Bathrooms

Tub, shower, surround and glass scrubbed free of soap scum and hard-water buildup — the water here is hard, so the film on a shower door is mineral and will not come off with a household spray. Grout scrubbed rather than mopped over. Toilet cleaned inside, outside, around the base and behind the seat hinges. Vanity, mirror, sink and fixtures polished, cabinets and drawers cleaned inside, exhaust fan cover dusted, floor edges done behind the toilet.

Bedrooms, Living Areas & Closets

Dusted from the ceiling down: fans, light fixtures, the tops of door frames, shelves and window sills. Closets cleaned inside — shelves, rods and floors — which is the single most commonly skipped space in a turnover. Window tracks cleaned out, interior glass wiped, baseboards and door faces washed, switch plates and handles disinfected. Hard floors swept and mopped to the edges; carpets vacuumed, with steam cleaning available as an add-on while the rooms are still empty.

Entry, Laundry & Utility

The entry takes more abuse than any other part of a Pacific Northwest home, because wet shoes come through it for most of the year: door faces and frames, handles, light switches and the floor inside the threshold. Laundry closet floor, washer and dryer exteriors and the gap between them, dryer lint housing where accessible, and the water-heater closet floor — the corners a turnover crew walks straight past.

Six Reasons People Call Before They Move In

1

Renters Taking Over a Unit

The turnover clean was done for the showing, not for you. A move-in clean resets the kitchen and bathrooms before your things go into them.

2

Buyers on Closing Day

Sellers move out in a hurry and the house is rarely handed over clean. The window between closing and the moving truck is the one chance to do it properly.

3

Landlords Turning a Unit

A unit that is genuinely clean rents faster and sets the standard the next tenant is held to at the end of their lease. Property managers can invoice the job directly.

4

Out-of-State Relocations

You cannot inspect a home from another time zone. Jack can get in with a lockbox code, clean it, and send you photos before you land.

5

Families With Babies or Allergies

Previous pets, previous smokers, previous everything. Non-toxic products, and the surfaces small children actually touch get the attention.

6

New Builds and Post-Renovation

Construction dust settles for weeks and hides in tracks, vents and cabinet interiors. It has to be removed, not vacuumed off the floor and left in the air.

Scheduling

When to Book It Around Your Move

If you are renting: book for the day the keys are released or the morning after. If your old lease overlaps the new one by a few days, that overlap is the easiest window there is — the new place is empty, the old place is not your problem yet, and the movers have not been booked for that day.

If you are buying: the afternoon of closing or the next morning, before the truck. Tell your agent the crew is coming so access is arranged; a lockbox code is all we need.

If the carpets are being steam cleaned: schedule the clean at least a day before the movers, so the carpet has time to dry properly under an empty room rather than under furniture.

Moves rarely run to plan, so short-notice slots are worth asking about — a good share of move-in jobs get booked with a few days’ notice. Call and say the date; if Jack cannot cover it he will say so rather than book it and reshuffle you later. If you are also handing back an old place, ask about doing both ends together and see move-out cleaning.

Which One Do You Need?

Move-In, Move-Out, Deep Clean or Recurring?

Book a move-in clean when the home is empty and about to become yours. The scope leans toward sanitizing what your household will touch: appliance interiors, cabinet and closet interiors, bathrooms, floors to the edges.

Book a move-out clean when you are handing a property back and a deposit or a sale is on the line. Same thoroughness, different target — it follows what a landlord, property manager or buyer’s inspection actually checks. City pages: Renton, Kent, Bellevue.

Book a deep clean when you already live there and the house needs a reset — the crew works around your furniture and belongings.

Book recurring service once you are settled and want the place held at a standard: weekly, bi-weekly or monthly, same crew every visit. Find your city under areas we serve, or start with house cleaning in Renton.

Pricing

How a Move-In Clean Gets Quoted

Move-in cleans are quoted individually rather than off a flat rate, because two apartments with the same floor plan can be a four-hour job and an eight-hour job depending entirely on what the last occupants left behind. A flat rate would mean charging the easy one to cover the hard one.

Jack asks four things — square footage, bedrooms and bathrooms, whether the carpets need steam cleaning, and roughly what condition the place was in at the walkthrough — then gives you a firm number before the crew is booked. Fixed quote, not an hourly meter. If the crew opens a cabinet and finds something far worse than described, you get a call before any extra work happens, never an invoice after it.

The fastest way to a number is the phone, because Jack answers it himself. If you would rather send details, the residential price calculator takes a couple of minutes and lands in the same inbox.

FAQ — Move-In Cleaning

Move-In Cleaning Questions, Answered

A move-in clean is a full deep clean of an empty home, done before your furniture and boxes arrive. Because nothing is in the way, the crew can reach what is normally unreachable: the inside of every cabinet and drawer, closet shelves and rods, behind and under the appliances, the inside of the oven and refrigerator, window tracks, and the floors right to the edges. It is the same thorough scope as a move-out clean, aimed at the person arriving instead of the person leaving.

Turnover cleaning between tenants is usually a fast pass built around making a unit look presentable for a showing, not around sanitizing it for the family that will live in it. The things it commonly misses are the ones you notice in week one: hair and residue in the tub and sink, crumbs in the backs of drawers, the refrigerator door seals, the inside of the oven, the toilet base and seat hinges, and the inside of the closets. If the place looks fine to you, tell Jack that when he quotes and he will scope it smaller instead of talking you into the full job.

As soon as you have legal access and the home is empty. For renters that is usually the day the keys are released or the day after; for buyers it is normally the afternoon of closing or the next morning. If your lease overlaps with the old place by a few days, use that overlap — it is the easiest scheduling window there is. Tell Jack your key date when you call and he will book around it.

Most apartments and condos take four to six hours with a crew of two to three. A house usually runs most of a day. An empty home is faster per square foot than an occupied one because nothing has to be moved, so the total is often shorter than people expect. You get a text the day before with the exact arrival time.

It is quoted individually, not off a flat rate, because the price turns on size, the number of bathrooms and what the previous occupants left behind. Jack asks a few questions — square footage, bedrooms and bathrooms, whether the carpets need steam cleaning — and gives you a firm number before anything is booked. It is a fixed quote, not an hourly meter. You can also send the details through the residential price calculator.

Yes, and this is the reason to book while the place is empty. Inside every kitchen and bathroom cabinet and drawer, inside the closets including the shelves and rods, inside the oven, inside and behind the refrigerator where it can be reached, the dishwasher edges and seal, and the washer and dryer exteriors. Once your things are in those spaces, nobody cleans them again for years.

Yes — carpet steam cleaning is a common add-on on move-in jobs, and an empty house is the only time it can be done properly wall to wall. Say so when you get the quote so it is scheduled with enough drying time before the movers arrive, rather than squeezed in the same afternoon.

No. Many clients leave a lockbox code, or the leasing office or listing agent lets the crew in. It helps to be there for the first ten minutes if you can, to point out anything that bothers you — but a move-in clean is one of the easier jobs to hand over, because there is nothing of yours in the house yet.

The scope is nearly identical; the purpose is not. A move-out clean is aimed at an inspection — it follows what a landlord or property manager checks before releasing a deposit. A move-in clean is aimed at you actually living there, so it leans toward sanitizing the surfaces you and your family will touch. If you are doing both ends of a move, say so and Jack will quote them together.

Renton and Newcastle, Kent, Auburn, Tukwila and Federal Way across South King County, and Bellevue, Issaquah, Kirkland, Redmond, Sammamish, Mercer Island and Seattle on the Eastside and north. Puyallup, South Hill and Tacoma are covered in Pierce County. If you are just outside that list, call and ask rather than assuming — Jack will tell you plainly whether he can staff it.

Tell Jack the address, the size and your key date. You will get a firm quote the same day — and an honest answer if the place does not need the full job.
